What it involves

A sound chimney keeps the water out

A chimney stands in the weather all year. Over time the mortar between the bricks wears away, and the lead around the base works loose. Once that happens, rain finds its way into the brickwork, the loft and the rooms below.

Most chimney repairs come down to three jobs: repointing the brickwork, renewing the flashing and putting in new leadwork where the stack meets the roof. Lee looks at the chimney first, takes photos and shows you exactly what needs doing before you agree to anything.

The work

Three repairs we do most

Each one fixes a different weak point. Often a chimney needs more than one.

Repointing

We rake out old, crumbling mortar between the bricks and fill the joints with fresh mortar. It stops water soaking into the stack and keeps the bricks firmly held.

Flashing

Flashing seals the gap where the chimney meets the roof slope. When it lifts, cracks or pulls away from the brickwork, water runs straight in. We refit or replace it so the joint is watertight again.

Leadwork

Lead around the base of a chimney, including the back gutter on the uphill side, takes a lot of weather. We dress in new lead, shaped to the stack and the roof, to send rain away from the brickwork.

Signs your chimney needs attention

Chimney problems usually start small and get worse with every wet winter. These are the things people tend to notice first.

  • Damp on the chimney breast

    Damp patches or staining on the wall around the chimney, often worse after heavy rain.

  • Crumbling mortar

    Gaps between the bricks, or mortar you can rub away with a finger.

  • Loose or lifted lead

    Flashing that has pulled away from the brickwork or flaps in the wind.

  • Debris in the gutter

    Bits of brick or mortar turning up in the gutters or on the roof below the stack.

  • A leaning pot or stack

    A chimney pot or stack that no longer looks straight from the street.

  • Water in the loft

    Wet timbers or stains in the loft around where the chimney passes through.
